HomesToCompare is a search-to-decision workspace for house hunting. It monitors property portals for you, surfaces candidates into a shortlist as they appear, then helps you compare your top two picks side by side — with AI reasoning, visible trade-offs, and a shareable decision page.

The problem we're solving

House hunting creates too much scattered context. You have listing tabs, screenshots, notes, chat threads, and half-remembered viewings. When two serious candidates finally emerge, the decision process often collapses into a fog of forwarded links and competing memories.

HomesToCompare is built to turn that context into a shared decision page so you can focus on the parts that actually need a human: the viewing, the feel of a neighbourhood, the conversation with your partner, and the call with your solicitor.

How it works

You describe what you're looking for in plain English — location, budget, size, priorities — and HomesToCompare monitors property portals daily, surfacing new matches into your monitor board automatically. You review each candidate, shortlist the ones worth a closer look, and dismiss the rest.

When you have two properties you're genuinely weighing up, you compare them side by side. Basic (£10/mo) includes portal monitoring and AI assistance. Full (£20/mo) adds deep AI analysis — a recommendation with explicit reasoning, a trade-off breakdown, and a pre-offer decision checklist. You can share the comparison page with anyone — your partner, a parent, your solicitor — and they can review it without needing an account.

Why comparisons are pairwise

The comparison step is deliberately limited to two properties at a time. This isn't a technical constraint — it's a design choice rooted in how good decisions are actually made.

Consider how an optician tests your eyesight. They never ask you to describe your ideal vision in the abstract. Instead they show you two options: lens A or lens B? By cycling through pairs of real alternatives, they zero in on your prescription with remarkable precision. You couldn't have described the answer; you could only recognise it when you saw it.

Property decisions work the same way. Place two real listings in front of someone and their priorities crystallise: they discover they care far more about the garden than the kitchen, or that the price gap feels wider than expected once the trade-offs are visible side by side. This process — called preference elicitation — surfaces preferences that were always there but had never been articulated.

Where it works best

HomesToCompare currently has the deepest data coverage for properties in:

  • The United Kingdom — full postcode-level area data, EPC lookup, sold-price comparables from Land Registry, and pre-filtered portal searches on Rightmove and Zoopla.
  • The Costa del Sol (Spain) — listings from Spanish portals are handled correctly, with localised formatting for price, area, and currency.

The core comparison workspace — side-by-side review, AI analysis, notes, and photo review — works for any property anywhere in the world.

A note on the AI analysis

The AI recommendation is not a black box verdict. It surfaces key trade-offs, flags information gaps you should verify, and reflects your stated priorities back to you in a structured way. It reasons explicitly, so you can agree or disagree with any part of it. The goal is to make your own thinking clearer — not to replace it.
