Before you view

  • Get an Agreement in Principle (AIP) from a lender or broker
  • Confirm your maximum budget including stamp duty and fees
  • Check your credit report for errors
  • Work out your realistic deposit, including any gifted deposit paperwork

Documents to have ready

  • Proof of ID (passport or driving licence)
  • Proof of address (recent utility bill or bank statement)
  • 3-6 months of bank statements
  • 3 months of payslips and latest P60 (or accounts if self-employed)

Ongoing costs to budget for

  • Solicitor / conveyancing fees
  • Survey costs
  • Mortgage arrangement and valuation fees
  • Removals, buildings insurance, and contingency for snags
